Ziehl-Abegg is one of the leading companies in the field of ventilation, control and drive technology. Digitization, climate change and urbanization are increasing demand for devices manufactured by the company. As such, a significant increase in production capacity is required by Ziehl-Abegg. For this reason, the company decided to invest in a new production plant in central Poland which will employ 400 people.
Challenge
Ziehl-Abegg was looking for a location to start production and distribution activities in the center of Poland, providing excellent connections to the country’s main transport routes. The company emphasized the transparency and simplicity of the lease agreement, a location that is attractive for qualified employees, and a facility built in accordance with principles of sustainable development. The possibility to install solutions produced by Ziehl-Abegg was also important.
Solution
Ziehl-Abegg decided to locate its factory in Prologis Park Łódź, on an area of 17,000 square meters in building DC1, built according to the company’s specific requirements. Prologis Park Łódź is one of the best connected parks in Poland, located in the Widzew-Olechów district, twelve kilometers east of Łódź city center, close to the A1 and A2 motorways. This location enables effective distribution throughout Poland and elsewhere in Europe, while providing access to qualified employees who can efficiently travel to the workplace.
The transparency of the lease agreement was ensured by Prologis’ Clear Lease®, which guarantees a simpler form of lease contract, including fixed service charges throughout the entire lease period. This means all standard operating costs and administration fees, including maintenance and repair costs, are stated in full in the contract. This gave Ziehl-Abegg certainty about all costs before the contract was signed.
The new warehouse will be equipped with the latest solutions from Ziehl-Abegg. The entire roof surface will be prepared for a photovoltaic installation. Destratifiers will be placed in the building, enabling heat recovery by drawing heated air from the ceiling to the lower parts of the room. The installation of heat pumps is also a possibility. Natural daylight will account for up to 12.5% of interior lighting, both in office spaces and in the production hall. The building will have increased thermal insulation of the walls and roof, significantly reducing the energy needed to heat and cool the space.
Space in the DC1 building, with a clear height of 12 meters, will be energy-saving and oriented towards the use of renewable energy sources. The facility will undergo BREEAM certification, with certification at the "Excellent" level to be sought, confirming that the facility meets the highest international standards of sustainable construction in an exemplary fashion.
Conclusions
Cost transparency, a simple Clear Lease® agreement, the use of RES, and the park’s excellent location make Prologis Park Łódź the perfect location for Ziehl-Abegg, with the company to move in during the second half of 2023. The newly built warehouse and production facility will not only meet the customer’s specific needs, but also provide a comfortable workplace for its employees.
