Opportunity
Norwegian company Jøtul AS is the world's leading manufacturer of stoves and fireplaces. Its products are available in 43 countries on six continents. In mid-2019, the company moved its factory from Scandinavia to Prologis Park Wrocław IV, creating its first factory in Central Europe. In order to ensure even greater operational efficiency, the company also decided to significantly expand its production and warehouse space, with premium class fireplaces to be assembled, painted and enameled on the factory premises.
Challenge
Jøtul AS customers expect a wide selection, constant availability of goods, and fast delivery. The company therefore wanted the perfect location for its production and warehouse facility, which forms a strong link in its European supply chain while providing access to qualified employees. It also expected a high-class facility meeting requirements arising from the specificity of its production and logistics process.
Solution
Cooperation between Prologis and Jøtul AS to date has shown that a partnership approach pays off, with relations based on a mutual understanding of each other’s needs. Jøtul AS has decided to expand its Wrocław center by 4,200 square meters of warehouse space and 440 square meters of office space. The customer will move into the new facility in the second quarter of 2023, and will occupy a total of 24,952 square meters.
The great advantages of the company’s base at Prologis Park Wrocław IV are the key transport hubs in the immediate vicinity, and the proximity of the city of Wrocław itself. The Wrocław Motorway Bypass runs near the park, allowing for easy distribution within European markets. The park is easy to reach from the center of Wrocław, which is only 35 kilometers away. This significantly increases the chances of finding and retaining qualified employees in and around the third largest city in Poland.
The expanded warehouse was individually tailored to the needs of Jøtul AS. It is also equipped with compressors as well as special ventilation and lighting systems. A smart metering system was installed to support building management and maintenance.
Conclusions
Thanks to the mutual trust gained through successful cooperation with Jøtul AS, Prologis was able to offer solutions tailored to the needs and expectations of the customer. An ideal location right next to the capital of Lower Silesia, providing excellent infrastructure and high-class build-to-suit (BTS) buildings, has become the key to increasing operational efficiency. The extension of the Jøtul AS factory in Prologis Park Wrocław IV will create new jobs and allow for the further development of the Norwegian company in Europe.
