Opportunity
EURO-net is the owner of the specialized RTV EURO AGD store chain offering consumer electronics. The chain operates in the omnichannel model, offering products through both brick-and-mortar and online stores. To ensure even greater operational efficiency, EURO-net decided to significantly expand its warehouse space, creating one of Europe's largest distribution centers for traditional trade and e-commerce in Prologis Park Janki.
Prologis Park Janki is located just 15 kilometers from the center of Warsaw and 14 kilometers from Okęcie airport, offering 160,000 square meters of modern warehouse and office space, and a range of advanced solutions that make it friendly to people and the planet.
Challenge
The owner of the RTV EURO AGD brand, a leader on the consumer electronics market, wanted to optimize its logistics processes. An important aspect was implementation of the investment by Prologis in accordance with sustainable construction methods, featuring solutions that ensure comfort for employees. The company required a large number of parking spaces, bicycle shelters, and direct access to public transport. Amenities making employees feel content were also important, including elevators in the building and plentiful natural daylight. The wider park surroundings were also key, with the customer specifying a need for green spaces and a relaxation zone, preferably under the shade of trees.
Solution
The investment for EURO-net was carried out on a plot of 24 hectares, creating opportunities for further development of the company within the park. The development features 820 parking spaces for cars, 74 for trucks, four bike shelters, and four charging stations for electric vehicles. For public transport users, there is a bus stop just 500 meters from the park.
The dock area was designed to facilitate loading and unloading – the first row of pillars was moved back, and the whole space was illuminated with artificial light of 300 lx and up to 5% natural daylight. Double entry and exit points for trucks and separate points for passenger cars, as well as turnstiles for pedestrian traffic, make traffic flow significantly smoother while increasing the safety of employees.
Walls with enhanced thermal insulation and ergonomically designed surfaces provide employees with the right temperature while reducing energy usage for heating and cooling. This significantly reduces the development’s carbon footprint, making the park even greener. In addition, the warehouse buildings feature a system for the use of rainwater and the recovery of gray water, which is reused, for example, for flushing toilets.
The new space for RTV EURO AGD was BREEAM accredited, receiving a Very Good rating. The high score was achieved thanks to technologically advanced ecological solutions, including a photovoltaic installation, lights powered by hybrid solar and wind energy, and the use of energy exclusively from renewable sources thanks to cooperation with EKO Premium from Tauron. The development received the Golden Compass 2021 award in the "logistics investment" category for the best project implemented in the spirit of sustainable construction.
Conclusions
Thanks to a relationship of trust built up over many years of successful cooperation with EURO-net, Prologis was able to offer solutions tailored to the needs and expectations of the customer. An ideal location right next to the administrative border of Warsaw, with excellent infrastructure and high-class build-to-suit (BTS) spaces on a total area of 123,700 square meters, helped EURO-net increase operational efficiency while maintaining sustainable growth. The pride and joy of the development is a bio park well-being zone on an area of 8,000 square meters, which is available to everyone using the distribution center.
