CERVA GROUP, a leading Czech producer of protective personal equipment and workwear, required an increase by approximately a third of its existing space at one of the most in-demand assets in Prologis’ CEE portfolio.
Challenge
Prologis Park Prague-Airport is a highly prized logistics location, which has always attracted great interest from companies looking to leverage its accessibility and amenities. The park is adjacent to the D6 motorway at Exit 7, just five minutes from Prague Airport, providing excellent access to national and international traffic and trade routes via the D0 and onto the D5 and D1 motorways in just 10 and 20 minutes, respectively. An ideal hub for domestic and international operations, space at the near fully developed park is always at a premium, which required Prologis to come up with innovative solutions when CERVA GROUP requested an extra approximately 10,000 square meters to facilitate the growth of its business.
Solution
Prologis developed a 9,817 square meter build-to-suit expansion of CERVA GROUP’s existing facility, which totals 32,032 square meters, to give the company a total of 41,849 square meters at the park. Even though this was a tricky expansion to its existing facility, Prologis provided all the modern technological and sustainable solutions that are now standard in new Prologis developments and the facility was built to the BREEAM environmental assessment method and rating system. Building 2B features the most up-to-date sustainable solutions, such as a clear height of 10 meters, floor loading capacity 5T/m², ESFR sprinkler system, wide maneuvering truck court, and smart metering system allowing remote monitoring and control of utilities.
