A ceremonial groundbreaking took place at Prologis Park Łódź for the construction of a modern warehouse for DP World, a global logistics giant specializing in the automotive and technology industries. The facility, covering an area of 41,535 m², is being developed by Prologis, a global leader in logistics real estate, and will serve as a state-of-the-art distribution center for Dell Technologies' factory in Łódź. It will provide comprehensive logistics services to 25 European countries, including Poland, Germany, Turkey, Sweden, Denmark, and the Baltic states. The new warehouse will combine modernity and sustainability, setting ecological standards for the logistics industry.
The ribbon-cutting for the new investment at Prologis Park Łódź was performed by Adam Pustelnik, Vice President of the City of Łódź, Wiesław Gorzelak, Vice President of Operations for the EMEA region at Dell Technologies, Piotr Brańka, President of Bremer, the general contractor, and Kamila Pruk-Piotrowska, Director of Capital Deployment at Prologis.
The building is scheduled to be completed in the second half of 2025.
Prologis Develops Tailor-Made Warehouse
The warehouse for DP World and Dell Technologies is a build-to-suit (BTS) facility, a tailor-made building designed to meet the specific needs of the client.
“Dell Technologies' engagement in Poland has been growing year by year. In 2023, we contributed over 1.5 billion PLN to Poland's GDP. The investment in a modern distribution center for our factory and the entire supply chain is another step that will enable us to deliver solutions to our customers in Poland and Europe even more efficiently,” said Wiesław Gorzelak, Vice President of Operations for the EMEA region at Dell Technologies.
The facility will feature a range of modern solutions designed for energy efficiency and minimizing its environmental and climate impact. These include energy-efficient LED lighting and a remote utility monitoring system that enables easy energy use tracking and management, as well as air destratifiers that reduce heat loss. The building design also includes skylights to provide natural light in the warehouse, above-standard thermal insulation throughout the facility, and increased roof load capacity for photovoltaic installations. The building will be connected to the municipal district heating system, powered by biomass energy. To reduce water consumption, the office space adjacent to the warehouse will be equipped with a gray water recovery system. Additionally, eight electric vehicle charging stations with the option to install more will be installed on the premises.
“We are delighted with our collaboration with Dell Technologies and DP World and the opportunity to build a warehouse for leading companies in their industries. This will be the third BTS facility, designed specifically to meet the client's needs, at Prologis Park Łódź. Our shared goal and vision, developed with our partners, will result in an exceptional facility next year. Thanks to the commitment of the general contractor, who has pledged to reduce CO₂ emissions, the warehouse will not only meet the operational expectations and needs of our partners but will also be a model example of sustainable construction,” said Kamila Pruk-Piotrowska, Director of Capital Deployment at Prologis.
The warehouse will undergo BREEAM certification. Prologis aims to achieve at least the Excellent level, requiring a minimum of 70% points in each of the ten subcategories, including energy efficiency, indoor environmental quality, and access to public transportation.
“At DP World, we continue to make investments that strengthen global supply chains and support our customers' goals of operational excellence. This new, modern distribution center in Prologis Park Łódź will not only meet the specific needs of an industry-leading partner like Dell Technologies, but will also set an example for the logistics industry in terms of energy efficiency and sustainability. At the heart of our investments is to enhance our customers' competitiveness, optimize their operations and drive sustainable growth through innovation. This project in Poland demonstrates once again how DP World is committed to investing in strategic regional infrastructure and delivering tailored, high-quality solutions to each of our customers. By placing sustainability at the center of our business model, we are committed to building the logistics ecosystem of the future together with our partners. This cooperation will reinforce our environmental responsibility and contribute significantly to the regional economy and employment.,” said Alina Dudek, Director of Contract Logistics at DP World in Poland.
Business in the Heart of Poland
Prologis Park Łódź is one of the most modern logistics centers in Central Poland. Located just 7 kilometers west of Łódź city center, 3 kilometers from the A1 highway (Katowice-Łódź-Gdańsk), and 10 kilometers from the Stryków junction (intersection of the A1 and A2 highways), it offers excellent road connectivity not only with the Łódź metropolitan area but also with the entire country.
“This investment brings two very good news for Łódź - the first is the expansion of Prologis Park Łódź and the further development of the logistics sector in our city, also creating prospects for new jobs for residents. The second piece of good news is a significant strengthening for another long-term economic partner of Łódź, Dell Technologies. The warehouse for DP World is evidence that the American side intends to remain here for many more years and continue to invest. From my side, I can declare that as a city, we will ensure the best possible conditions for all parties involved in this investment,” said Adam Pustelnik, First Vice President of the City of Łódź.
Prologis Park Łódź is much more than modern warehouses. The logistics center offers tenants a range of amenities, such as numerous parking spaces, fast car chargers, 24-hour security, technical support, and a dedicated Prologis property management team. The park features two bicycle shelters with repair points and a relaxation zone with tables and benches, a sports field, and green recreational areas. Thanks to the PARKlife™ initiative, employees of Prologis Park Łódź can enjoy modern warehouse space, comfortable working conditions, and a friendly environment they can also use "after hours."
