In the modern world, production and supply chain processes built on sustainable, tailored solutions are a must. Toyota Tsusho Europe SA (TTESA) has acted on this principle, moving into a new, Built-To-Suit space at Prologis Park Pilsen II, a logistics park which serves as a gateway to major consumer markets throughout Central Europe.

TTESA’s new space at Pilsen II comprises a total of 15,300 square meters, with the company to occupy 8,745 square meters initially before expanding into the remaining 6,555 square meters.

The BTS development will allow TTESA to benefit from excellent transport connectivity to markets in both the Czech Republic and abroad. The Pilsen area in which the park is located is seen as the Czech Republic’s closest link to Western Europe, providing convenient road connections to major cities in eastern Germany as well as Austria.

Our emphasis on sustainable, efficient supply chain operations was reflected in our requirements for this modern logistics facility, and we appreciated Prologis’ dedicated approach in fulfilling our requirements for the creation of the space and its delivery,” according to TTESA.

Advanced solutions for logistics efficiency

TTESA’s Build-To-Suit space at Prologis Park Pilsen II features the latest in advanced logistics real estate solutions boosting operational efficiency – including in utilities consumption. The building features mineral wool insulation in the roof of over 3,000 cubic meters, and façade insultation of 1,000 cubic meters. Heat is distributed efficiently throughout the space thanks to the use of heat pumps.

The customer also benefits from an advanced, energy-efficient LED lighting system with motion and daylight sensors, as well as smart metering systems for easy monitoring and control of utilities consumption. Specific solutions for efficient supply chain operations include wheel blocks for trucks and a floor load capacity of 5 tons per square meter.

Like all new Prologis developments, the new DC2 building will be submitted for BREEAM environmental certification.
