Construction of the new DC2 building in Prologis Park Warsaw-Żerań was only completed in October 2022, but with the first customers already arriving in November, the warehouse is now nearly full. In this building, which is specially made for delivering Small Business Unit (SBU) spaces, only one 4,000 m2 unit is still available for lease. This compact space is ideal for companies seeking a modern yet flexible warehouse or production space in a strategic urban location.
The newest Prologis building in Warsaw, with a total area of 11,000 m2, offers units with sizes starting from 600 m2, and office spaces starting from 100 m2. These can be combined and enlarged depending on customers’ changing needs.
DC2 is distinguished by its wide range of possibilities for adjusting the size and layout of spaces according to specific customer requirements. Customers such as analytics leader Shim-Pol and GT Holding, a logistics operator of a leading food chain, have already moved into the dynamic new building.
This is also the first Prologis building in Poland to have been designed using Building Information Modeling (BIM) technology from the very start of the process. The building features solutions that help customers reduce their carbon footprint while at the same time cutting operating costs. Above-standard thermal insulation and a reinforced concrete structure reduce heating costs, while a smart metering system allows remote control and effective monitoring of utilities consumption. Utility payments are transparent, based on fixed energy and gas prices in Prologis’ Clear Lease system.

The building is also designed so that, at the customer's request, skylights can be installed that provide up to 12.5% natural daylight. In addition, motion sensors in shared areas help to reduce lighting costs. The increased load capacity of the roof meanwhile provides a strong basis for photovoltaic systems, and solar panels are used, among other things, for heating water in offices.
