Prologis has purchased land covering over 23 hectares for the development of new Build-To-Suit spaces at Prologis Park Nadarzyn II. The land is located directly off the S8 road exit in Siestrzen, in the Żabia Wola municipality.

Close proximity to Warsaw adds to the plot’s strategic location. Situated only 31 kilometers from the center of the Polish capital, it facilitates efficient logistics services for the entire Warsaw agglomeration. The proximity of key national roads – No. 50 (DK50) and No. 79 (DK79), as well as the A2 freeway and the S8 route – make the site an ideal hub for nationwide and European supply chains. The A2 freeway provides a direct connection between Warsaw and Berlin, while the S8 route forms part of European route E67 connecting Central Europe with Finland.

Another major advantage delivered by Nadarzyn II’s location is proximity to Warsaw-Okecie (40 km) and Warsaw-Modlin (38 km) airports. Having Poland’s largest cargo airport in the neighborhood will undoubtedly be appreciated by companies developing their business on pan-European and regional levels.

All a company needs under one roof

Prologis Park Nadarzyn II is a key investment in the context of regional development, given its large area and the possibility for its spaces to be adapted to the needs of various types of business. The park provides the possibility to build warehouse and production buildings with representative offices on a total area of up to 117,000 square meters. It’s the perfect place to create modern manufacturing, distribution or logistics headquarters for businesses serving the local market, the entire domestic market, or international markets. Customers are expected to move into new spaces on the acquired plot as early as the first half of 2026.

Build-To-Suit projects

Prologis continues to expand its portfolio of Build-To-Suit (BTS) spaces. The developer is currently creating an 11,500-square-meter bespoke warehouse and office space for InPost at Prologis Park Ruda Śląska. Last year, Prologis completed a 12,800-square-meter BTS warehouse and office space at Prologis Park Wroclaw V for a leading manufacturer and distributor of construction chemicals. Prologis offers more than 100 hectares in multiple strategically located parks in Poland on which a total of 500,000 square meters of tailor-made modern warehouse and office space can be built.

"Siestrzen is a strategic logistics hub and an attractive location for customers seeking perfectly located, modern and environmentally friendly logistics space that fully meets their needs. By building new BTS warehouse and production spaces from the ground up, we are able to carefully plan, develop and optimally utilize every meter of space. We support our partners throughout every step of the building process – from determining the specifications of the space and obtaining the appropriate permits, through construction, to the handover of the premises and ongoing use. As a partner, we provide 100% certainty of the fulfilment of contracts and the implementation of investments within the terms of the agreed budget," explains Kamila Pruk, Capital Deployment Director at Prologis.

In designing and constructing BTS warehouses, Prologis offers not only expertise and experience in ensuring that investments perfectly meet individual customer needs, but also an unrivaled guarantee of timely fulfilment of contracts.

Whether it's the highest quality bespoke warehouses located in strategic locations, the certainty of completion of spaces within the agreed timeframe, or clarity and security in project financing, kept promises are... Made in Prologis.
