We’ve signed one of the largest transactions in Europe this year, in Poland in terms of development space with long-term partner EURO-net Sp. z o.o, which will lease 160,000 square meters at Prologis Park Janki.
EURO-net – owner of the nationwide retail chain RTV EURO AGD – choose this park, located only 15 kilometers from the center of Warsaw and 14 kilometers from Okęcie Airport, making it the company’s distribution center for both traditional retail and e-commerce.
This staggering Polish transaction includes:
- Construction of two build-to-suit (BTS) facilities totaling 125,000 square meters.
- Renewal of the existing warehouse lease agreement.
One distribution center for traditional retail and e-commerce
EURO-net is the owner of a network of specialized RTV EURO AGD stores offering consumer electronics. The network operates in the omnichannel model, offering products both through stationary stores and online stores. To ensure even greater operational efficiency, EURO-net decided to significantly increase its warehouse space, creating one of the largest distribution centers in Europe for traditional retail and e-commerce.

Investment with possibilities
This investment for EURO-net will be implemented on a 24-hectare plot that is fully owned by Prologis. An area on such a scale will enable the company to grow further within the confines of the same logistics park.
The facility will offer 820 parking spaces for passenger cars, 74 for trucks, four bicycle shelters and four charging stations for electric vehicles.
The loading dock area was designed to make loading and unloading easier: the first row of pillars was moved back and the whole area additionally lit with artificial lighting of 300 lx and 5% daylight. Double entry and exit for trucks and separate points dedicated for passenger cars as well as turnstiles for pedestrians will significantly improve traffic and increase safety for employees.
As with every Prologis facility in Poland, the new buildings will be equipped with the most up-to-date solutions to fully support facility management and maintenance. These include a smart metering system that enables customers to remotely view and monitor utility consumption in the facilities, as well as systems for remote technical support of the buildings and automatic license plate reader systems.

Park created for employees
The newly expanded Prologis Park Janki will be a modern and sustainable distribution center, but it will also be an employee-friendly place. The park will feature a sufficient number of parking spaces and bicycle shelters, as well as a bus stop just 500 meters from the park for those who use public transport.
The office area of the park has been designed to ensure a comfortable working environment and friendly atmosphere. To achieve that, most offices will have elevators and open space to allow abundant natural daylight in. Colorful orangeries have also been designed, while outside there will be green space with trees and shrubs, and trees will be planted along Rodzinna Street.
